Antegra operates under the Manufactured Homes Estate (MHE) model. This means that the purchaser owns the home, then enters into a lease and Residential Site Agreement (RSE) for the site, or lot on which it sits. Homeowners hold a long-term lease (up until 31/12/2110) registered on title. Homeowners at Antegra have a Registerable Interest in Title which can be willed.
Unlike many Retirement Villages, homeowners at Antegra are not required to pay exit fees in the form of deferred management fees (DMF). Similarly, Antegra does not require residents to pay entry fees by way of a lease premium or the like.
There are no refurbishment costs, or capital gain sharing arrangements. Homeowners receive any and ALL capital gains upon selling their home.
Retirement Villages typically require residents to be over the age of 55 and/or no longer in full time employment. Antegra Estate has been designed as an over 50s lifestyle community. There are no restrictions on your employment status.
No, purchasers at Antegra Estate are not required to pay stamp duty.
Yes, Antegra residents pay one simple weekly site rental fee (per household) which covers all aspects required to maintain the quality management and maintenance of your exclusive lifestyle estate. This fee covers Council rates, lawn mowing and gardening of individual yards, upkeep of roads and community facilities, grounds maintenance, and estate management and administration costs. The site rental is currently $171 per week (as at 17/08/17).

Homeowners are responsible for building and contents insurance for their individual dwelling. They are also responsible for utilities such as gas, electricity, water and telecoms, which are individually metered, billed and supplied direct by the relevant supplier. Homeowners are not required to pay Council Rates, Strata or Community Association Levies, contributions to sinking funds, or extraordinary levies.
Homeowners are responsible for all home maintenance required beyond the normal defects period.
On completion the estate will comprise 225 homes.
Antegra homes are constructed ‘in-situ’, using a concrete slab on ground, with steel or timber frames and other traditional building materials including Colorbond roofing. All homes have two bathrooms, double garages and high quality finishes, fixtures and fittings.

All homes are covered by a six-year structural warranty, which provides peace of mind regarding the structural integrity of your home. All appliances are covered by the standard manufacturer’s warranty.
Any proposed minor alternations will be assessed on a case by case basis and are subject to approval by Antegra management.
Of course. You’re welcome to have guests stay with you for up to 3 months at a time and they are welcome to use the community facilities whilst in your company.
Yes, Antegra has a purpose built caravan/RV storage area on-site for the exclusive use of residents (subject to availability). A small weekly fee will apply.
In consideration of other residents, Antegra Estate has a no pets policy, which means that pets are not permitted to be kept inside or outside of homes within the estate. Notwithstanding this, the estate is subject to The Disability Discrimination Act 1992, including the provisions relating to Assistance Animals.
Homeowners are free to list their home with a real estate agent of their choice, or conduct a private sale, similar to the sale of any other private residence. Alternatively, you are welcome to ask the Antegra team to sell your home on your behalf. * conditions apply
